Guaranteed rent means we agree a fixed monthly sum with you and pay it whether the property is occupied or not. Voids, seasonality, cancellations and pricing mistakes become our problem, not yours.
Because we carry that risk, the headline figure is lower than a strong month under full management. What you buy is certainty — the same number landing on the same date every month.

What full management gives you instead
Under full management you receive the income the property earns, less a single management percentage. In practice a well-presented home in a strong location earns 20–40% more than a standard 12-month AST once run properly.
The trade-off is variability. A quiet January is genuinely quieter, and you feel it. Over a full year, most owners in strong locations end up ahead.
