Who these guests are
The demand is broader than most owners realise, and almost all of it is booked and paid for by an employer, insurer or relocation agent.
- Executives relocating before they buy or sign a long lease
- Contractors and site managers working on a nearby project
- Consultants on multi-month client assignments
- Insurance and renovation placements while a home is uninhabitable
- Medical visitors and their families near a specialist hospital
- Corporate teams needing several units in one location
Why they are lower risk than a standard tenancy
A corporate guest is accountable to their employer, has a stated purpose of stay and is ID-checked with a card on file. The property is inspected between stays rather than once every twelve months, so problems surface in days, not at the end of a tenancy.
There is also no eviction risk in the usual sense. Bookings end on the agreed date, which is why owners who may want to sell or move back prefer this model.
What the property needs to attract them
Fast, reliable broadband, a genuine workspace, good beds and hotel-standard linen do most of the work. Beyond that: neutral, well-maintained decor, a clean kitchen and a property that photographs honestly.
We tell you exactly which changes will lift the rate and which are not worth the money. Onboarding is £0 where the property meets our criteria.
